If the farm is within any form of environmental and / or woodland scheme, ensure that you are fully aware of the implications of selling the property on the scheme and ensure that any requirement for the scheme to carry on is taken account of in the sales process.

• "Legals"
You will need a solicitor to deal with the legal side of a sale, therefore appointing a solicitor who has full knowledge of your property and your aspirations is important. Picking the right individual and involving them from the outset is important to ensure that all title matters are addressed, such as third-party rights over your property etc. They will also ensure that things move swiftly towards completion of the transaction once an offer has been accepted.

• Employing the right agent
You will have to work extremely closely with your agent, and therefore picking the right one, who has in depth knowledge of both the market place and also the area is very important.
